Since we don't know how much you know about ACE of TEXAS or the property tax protest process, we provide the following information at first contact to all of our new clients:
We operate on a turn-key and contingency fee structure. This means that we handle everything from filing the protest to any necessary hearings. You are only charged for our tax valuation services if we are able to save you actual tax dollars. Our contingency rate is 25% of the actual tax dollars saved. For instance, a reduction of $10,000 in value will save approximately $240, depending on location. Our fee for this reduction is about $60, leaving you with the remaining $180 to use as you wish.
To determine fair value for property tax purposes, we analyze two sets of data. The first is our own custom data, which includes Multiple Listing Service sales and selected Central Appraisal District data. The second set is data that we request from the CAD, which provides additional information about your property, plus their market analysis for the current tax year. Any analysis of a property's tax value that doesn't consider all of this data is incomplete. Our agents, having worked as appraisers at the Appraisal District, possess the expertise to interpret CAD's coding and the information they provide.
By law, we cannot obtain this information from the CAD unless we have documentation filed appointing us as your property tax agent. This allows the Appraisal District to share your property tax information with us and enables us to negotiate with the CAD and sign valuation agreements on your behalf.
Once you have appointed us as your agency, we will monitor your property values yearly. Unless instructed otherwise, we will protest and aggressively pursue a reduction whenever we have evidence supporting a lower value on any or all of your properties.

As soon as we have the completed document, we will file it with the Appraisal District and begin our work.
LATE AND NON PAYMENTS: As of December 1, 2023, we will apply a late penalty and interest to accounts that have become delinquent. Accounts become delinquent on February 1st of the following tax year. A 7% penalty and interest charge is added to delinquent accounts on February 1st. This penalty and interest will continue to increase by 2% on the first of each month until July. If payment has not been made by May 10th, your properties will be removed from our protest list and will not be protested for that tax year. On July 1st, delinquent real property taxes incur a 12% penalty, 6% interest, and a 20% collection penalty.
